What is the Legal Register of Realtors?
The legal registration of real estate agents is a formal registration with the Regional Council of Realtors (CRECI) that the professional is qualified to make real estate transactions.
Its symbol is a hummingbird, also called Brazilian hummingbird. The choice was made through a survey carried out by the Federal Council of Realtors (COFECI) and approved by its advisors for representing an intermediary in nature, an agent capable of visiting various flowers and, through pollination, promoting good fruit.
The COFECI-CRECI system is formed by a Federal Council and 25 regional ones. The latter obey the guidelines of the body that covers the whole country, however, they may have different processes for their registration.
To start the registration, it is necessary to take a technical course, technologist or graduation in real estate transactions. Topics such as Real Estate Law, Financial Mathematics, Negotiation, Legislation, in addition to client management, architecture and topography, for example, are covered.
Some CRECIs require the trainee to undertake an internship at a real estate broker or similar company so that they can experience the practice before they are effectively responsible for it.
Some CRECIs offer the temporary registration of the professional for this stage, who must present proof of the course in progress, in addition to indicating the real estate company that would be conducting the experiment.
Request for the definitive CRECI
After completing the course and internship, the professional can apply for definitive registration with CRECI by submitting the required documentation.
A date is scheduled for the professional to return to CRECI to receive their registration in a formal ceremony.
Why does the realtor need it?
Without registration with CRECI, the professional will be acting outside the requirements of Law 6,530, article 41 of the Civil Code, which determines the rules for the exercise of real estate brokerage.
Those who individually are caught acting illegally can be penalized with imprisonment in a closed regime of 15 days to 3 months, in addition to the payment of a fine.
In cases where there is a complaint from the client or a claim that financial damages have been caused, the professional may still be subject to civil proceedings, being responsible for his legal expenses.

In addition, if the irregular realtor is acting for a real estate company, they will also pay a fine of up to 10 times the value of the CRECI registration.

How does it work?
The registration with the Regional Council of Realtors, as the name implies, is carried out according to the state in which the professional will act and may have some different rules.
However, in general, they obey the same Law and guidelines of the Federal Council of Realtors (COFECI), as percentages of annuity adjustments, for example.
It is important to say that the registration is valid for 12 months, the first of which must be paid at the time of registration, and the rest, in the first quarter of the year.

At the end of the course, a test certifies that the student has obtained a minimum percentage of knowledge for his approval and obtaining the title.
Traditional and technological graduation
The real estate business management course has its undergraduate and technologist version, with shorter duration and more objective and practice-oriented content.
Some of the materials are:
- real estate law and current legislation ;
- cost management, control and strategy;
- urban planning and the environment;

The time of graduation formation is on average 4 years, while the technologist modality lasts for about 4 semesters.
There are also postgraduate options for the management of real estate deals that some entities offer and are accepted by the Regional Councils of Realtors. However, as in the case of the others, it is valid to consult if the certificates are accepted as proof of study.
